Actually, Vietnamese are very much influenced by China in ways more than one. Language wise, if you pay much attention, a lot of their language is very similiar to chinese dialects. I think i need not elaborate on this. Name wise, the THI in ladies name is actually the same as ancient chinese ladies name. Ancient chinese ladies also have the SHI (THI in Viet) to mean they are ladies. Food wise, vietnam is more influenced by the Siamese way of eating.

I agreed with you. How not to be influence by their giant neighbour when they are ruled by them for a thousand years and then as a tributary for almost a thousand years before the French came along (less than a hundred years). . We know Vietnamese are a very proud people so they try to change it - replacing the language and try to alter the history as what the Japanese is doing - maybe years later they may change their New Year to Jan 1st.

Only More towards Cantanoese and probably mandarine if you notice ... Not other type of Dialects like hokkien or teochew ....

A few Examples like Bank, lugguage, lawyer, divorce, custom, immigration are towards cantonese however there areabit difference because they prononce using their type of pronunciation and importantlt the diacritics ...

Isn't it better to find out from someone who is qualified?

It is like in SG if u want to buy a house, u check u property agent. Their answer will be more accurate than us, else why they took the exam???

Anyway just a note, if u buy land, just be prepared to lose the land completely.

I dunno about others but for me to buy property with my money and yet the property dun belong to me, it is somehow foolish. Maybe I am too selfish.

Foreigner cannot own land in Vietnam. If you want to buy for Vn girlfriend,
forget about it. If you buy for wife, still can consider. If buying for wife and kids, very good long term investment. Food prices are going up. Go and buy good fertile farmland( rice etc.). Pay middleman(usually former People's Committee member of village or town) to process the sổ đỏ (ownership paper also known as Red Paper).
