In my multiple visits in the past. Clean.

Massage isn’t spectacularly great and they don’t touch near your butt or pelvic area unless you pay the top up fee.

Only good side is the shower facilities and room is good and clean. Maintained well.

Kovan is very dead for the MP scene. Lackluster for home based.
