What to do? My boss keeps using my home

Im staying alone and have a spare room. It was good until my boss keeps "renting" my room for his ECA. Nabei.

I have tried declining him few times and he never stop asking.

Really pain in the ass. Although he proposed a good rate but I just dunn feel comfortable renting to my boss.
